Land Development Code
The Lee County Land Development Code (LDC) establishes regulations for zoning, development, land use, landscaping, signage, parking, and subdivision design within unincorporated Lee County.

Zoning Case Types
- Submittal of a complete application and fee.
- Unless a request for a Waiver of Statutory Deadlines is submitted, an application can go through a review process of up to 3 times before it is deemed complete and scheduled for hearing.
- Staff reviews application materials and prepares a written recommendation.
- Public hearing before the Hearing Examiner - Applicants must give a presentation and respond to questions or cross-examination.
- Hearing Examiner prepares a written decision or recommendation.
- Public hearing before the Board of County Commissioners (if required), who renders a final decision.
Public Participation in Zoning Hearings
Hearing Calendar
The public may participate in zoning, special exception and variance hearings before the Hearing Examiner. Members of the public wishing to address the Board of County Commissioners during a final zoning hearing must have participated at the Hearing Examiner level by placing verbal testimony on the record. A Public Participation Guide is available. Procedures for the conduct of the public hearings before the Hearing Examiner are established in Administrative Code AC-2-6.
Members
of the public may also email the Department of Community Development staff
prior to the hearing. Written comments may be provided to staff to enter
into the record at hearing if you are unable to attend.

Lee County regulations prohibit ex parte communications with the following:
- The Board of County Commissioners (or their executive assistants)
- Hearing Examiners (or their staff) regarding pending zoning matters
