Annual Concurrency Report

(June, 28, 2006) – Lee County's Annual Concurrency Report, which assesses how infrastructure meets the demands of growth, has identified a few potential problems, but only two imminent road issues, both on SR 82. Sections of SR 82 from Colonial Boulevard to Commerce Lakes Drive and from Gunnery Road to Alabama Road do not meet the county's service standard based on 2005 traffic counts. As a result, proposed building and development projects that could increase traffic on these sections will be closely scrutinized by Lee County planners. The SR 82 capacity problem is being addressed. The widening of Gunnery Road to four lanes, which is under construction, will relieve some traffic congestion. The county has also proposed adding dual left turn lanes at the Immokalee Road (SR 82) and Daniels Parkway intersections to improve traffic flow. The annual report, which Lee County Commissioners accepted June 20, evaluates the capacity of roads, parks, water, sewer, solid waste and surface water management. This ensures that adequate facilities are planned for emerging needs and that new projects are reviewed for exceeding capacity. This year, imminent problems were found only in the transportation area. However, a few potential problems in sewer, water, transportation and parks need close monitoring. That includes the Lehigh Acres sewage treatment plant where rapid population growth is causing capacity problems. The report also identifies sections of Daniels Parkway and areas near Lehigh Acres that have potential for future problems. And, it includes Pine Island traffic studies which support continuation of the restrictions on rezonings and residential development orders there.
