Plan Review


Details & Specifications Required on All Plans:



    • Size of footing.  Show size of steel, grade, splice length and bends, compressive strength of concrete.


    • Detail all vertical steel placement, type of mortar and compressive strength of the masonry units.

  • WOOD

    • Bolt and shear wall detail and location.


    • Size, species and grade of pilings and horizontal members; specify all connections. 




    • Specify size of wire  mesh, vapor barrier, compressive strength of concrete and indicate if admixture is to be used.

  • WOOD

    • Size, species and grade and spacing of floor joists and girders

    • Connection details by manufacturer and model number.

    • Floor sheathing by grade, species and specify nailing pattern, or note Table from Florida Building Code.





  • WALL

    • Grade of steel, length of splice, type of mortar and compressive strength of the masonry units, bond beam size, steel placement, bends if required, rafter or truss connector by model and number.

    • Specify the type and “R” rating of the ceiling and wall insulation.

    • Wall and roof covering.


    • Same as typical wall section, showing all steel, beams, rakes and connectors and overhang length.



  • WALL

    • Floor connectors (top and bottom plates to studs) by manufacturer, model number, and nailing pattern if applicable.

    • Size, species, grade and spacing of plate and stud material.

    • Wall and roof covering, sheathing, species, grade, connection details and  nailing.

    • Shear connectors by model and number for foundation to plate at shear wall segments (indicate placement on floor plan).

    • Specify size, species and grade of headers or beams if typical, truss or rafter connector by model number and manufacturer.

    • Top plate splice length, location and nailing pattern at the splice.

    • Specify the type and “R” rating of the ceiling, wall, and floor insulation.


    • Floor connectors by manufacturer's model and number, size, spacing, species and grade of stud material Show on-center spacing of studs.

    • Length of stud material detailed from floor to rake.

    • Connection detail to roof at rake.

    • Connection schedule of studs and nailing pattern of sheathing.

    • Length of overhang.




  • Provide details and specify fastener type, size, grade, species, and  spacing of frame construction to CBS construction. Show continuous tie from foundation to roof.




  • Provide make and manufacturer’s installation details with the application or specify the manufacturers master number and series and provide the windload compliance cut sheets (+/- pressure).

  • Provide manufactures installation details verifying windload compliance for the installation of mitered glass, glass block and skylights or provide site specific engineering.

  • Detail connection of bucks to building.

  • Provide Florida approval numbers and a copy of Florida Department of Community Affairs approvals for all doors/windows.

  • As part of your window/door schedule, identify how each component will be protected.




  • If shutters are being used for impact protection, please provide Florida approval numbers. A copy of Florida Department of Community Affairs approval for shutters must also be made available to the inspector.




  • Indicate 1/2" sag resistant drywall or 5/8" drywall.

  • Specify all ceiling heights.

  • If design is 'enclosed,' indicate ceiling material being used on all "exposed to wind" areas, which meets the 'enclosed' criteria as part of the building envelope.




    • Size, species, grade and spacing of framing members.

    • Shear (lateral) connection at wall. Wind bracing where required.

    • Collar ties and spacing

    • Connector schedule of rafters addressing all wind uplifts.

    • Ceiling Joists ‑ size, species, grade and spacing of framing members.

    • All bearing walls or supports to be shown.


    • Lateral bracing and lateral connectors when required.

    • Connector schedule of trusses and conventional framing members by  connector manufacturer and model number.

    • Manufacturer’s truss layout specifying all uplifts over 1,000 Lbs and reactions over 5,000 Lbs.

    • Truss layout to specify 130 mph windload minimum, type of roof covering, total load (p.s.f.) for roof covering, and 'enclosed' with entry and lanai being "exposed to wind" or "partially enclosed."

    • All bearing walls or supports to be shown.

    • Specify sizes of all on site conventional framing.
    • Conventional framed roof systems shall provide all uplifts above 1,000 Lbs, and provide connector schedule to address uplift conditions.




  • Specify wood header size if not per typical wall section.

  • All interior bearing walls or header supports.

  • All truss girder bearing points.

  • Egress from all habitable rooms (bedrooms, dens, etc.) that is direct and unobstructed to the outside.

  • Complete square footage breakdown, a/c and non a/c areas.

  • Locate plumbing fixtures, water heater, washing machine, and electrical receptacles, smoke detectors, G.F.I.’s, appliances, lights, fans, a/c condenser and air handler, etc. on this plan or on separate layout sheets.

  • Wood Frame Construction - Specify shear wall segment location and connectors by model # at required locations.

  • CBS Construction - show location of shear wall segments when required.




  • Stair details, riser and tread size, and connection to the floor framing.

  • Handrail/guardrail details, height, spacing and connection to the floor framing, wall and post.

  • Exterior elevation views of the structure.

  • Complete energy calculations for habitable area (2004 - revised)

  • Electrical layout. Show smoke detectors and carbon monoxide detectors.



  • If located in an "A" zone, indicate that the finished floor meets the required NAVD.  If garage is below flood elevation, an Architect or Engineer must provide calculations of and locations for hydrostatic openings.

  • If located in a "Z" zone, indicate that the lowest horizontal structure member is in compliance. An Architect or Engineer must provide breakaway wall detail for all walls below flood elevation and provide calculations of, and locations for, hydrostatic openings in walls.
